As a FHA Approved, Certified Residential Appraiser, I have the education and qualifications to provide the type of reliable home values that banks and major lending institutions require for home loans.  And with years of experience behind me, I’m prepared to handle a variety of property types.  Since 1984, from home sales & land developments, condo conversions to appraisals, I am well versed as I am also a Licensed Real Estate Agent. Your appraisal should be from an educated, competent appraisal expert who is able to provide you with the proper written and descriptive report document which the appraiser should be able and willing to defend in court. The appraisal should include any limiting conditions, the appraiser's qualifications, a statement of the appraiser's disinterest in the items being appraised, a complete and accurate description of the items, the methodology and resources relied upon, market analysis and the market(s) selected, and well-defined value conclusions.

Appraisal valuation outside of lending: A Letter of Engagement should be presented from your appraiser prior to accepting the assignment, explaining in full detail the above mentioned items. Failure to properly execute said items may result in an appraisal that doesn't meet your needs.
